Miami Beach new construction condos: Generic Comparisons

The Best Floor Plans

The A Line or 01 line floor plans are the most coveted in these condos due to their size, exposure, and layout. These floor plans are highly desirable to families and primary residents as they provide a single-family home feel.

In particular, the Perigon’s triangular design allows for ample natural light and its functional floor plans provide a seamless flow. The units feel like homes in the sky with wrap-around and private terraces that add significant value to the property. The Perigon Miami Beach has also achieved LEED Gold certification.

The trend towards end-users in the condo market has increased the demand for hybrid single-family homes. Rivage in Bal Harbour satisfies that desire with large terraces, 3+ bedrooms, separate living and family rooms, private elevator access, galleries, and generous closet space.

At the Shore Club, the 01 floor plan boasts a spacious 5,620 square feet with a large, deep terrace. The private elevator opens up to breathtaking views, and the social areas occupy the entire east side of the unit. A large part of the south side is reserved for the private master suite. The condo also features a separate chef’s kitchen and a large gallery leading to the 4 bedrooms and family room.

The Finishes

The Perigon will come equipped with flooring and a kitchen. Potential buyers will have the choice of three different flooring options: stone, wood, or finished porcelain. The kitchens are custom-made Italian Italkraft kitchens, designed by Tara Bernard & Partners, and feature honed marble countertops, a backsplash, and an island. The primary bedroom closets will be completely finished, although it remains uncertain as to how the additional closet will be finished. As is often the case with pre-construction projects, the information provided by the developer is the only reliable source of information available. However, the project team is renowned for delivering high-quality condominiums in both Miami and Broward.

The Rivage units will be delivered fully furnished with pre-installed closets and blinds. The residences feature 10-foot-high ceilings and floor-to-ceiling windows that allow ample natural light into the rooms. Linear cove lighting accents the dining and entertainment areas. The units also come with custom kitchens that include high-end Sub-Zero and Wolf appliances, as well as designer bathrooms and closets by Rottet Studio and Falma Italia. The primary bathrooms feature natural stone flooring and walls, bespoke bathtubs, mirrors, and light fixtures. Each bedroom in the condo has a fully finished wardrobe. Additionally, select residences have a private pool and outdoor kitchen.

The Shore Club. The Pedigree of Robert Stern is hard to ignore and the renderings and presentation of this project suggests a 10/10 finish. Shore Club will most certainly be at the same level of Perigon and Rivage. Take a look at finishes of 220 Central Park West – Stern's most famous project and you will get a clear sense of what you will get.

    Location

    While all three condos are situated in the beach area, their locations differ significantly. The Shore Club Private Collection is located in the lively South Beach neighborhood, where everything from bars to cafes is just a few steps away. While this location is convenient, it also means dealing with large crowds of tourists and busy beaches. This can detract from the ultra-luxurious ambiance.

    Rivage is situated in Bal Harbour, which is a less touristy area, although it still attracts some visitors. The neighborhood is home to the St. Regis Hotel and Ritz Carlton, and its main draw is the Bal Harbour Shops, which offer numerous dining and shopping options.

    The Perigon is the most secluded of the three condos. This luxury residence is located in a residential area, about 10 blocks away from popular spots like SOHO House or Nobu. While there are no coffee shops or restaurants right outside the building, the area is very peaceful and exclusive, adding to the sense of luxury. The beach area is easily accessible by bike, and the boardwalk is a popular destination. Perigon is the ideal choice for those seeking year-round living in Miami Beach, away from the hustle and bustle of tourists. The property is incredibly secure, and not everyone can just walk in. The Perigon’s accessibility is limited, further enhancing its exclusivity.

    On the other hand, if you’re looking for a pied-à-terre to spend a few months or weeks and want to be in the middle of all the action, the Shore Club is the place to be. Its location in South Beach makes it an excellent choice for those who don’t mind being around tourists and want to enjoy the lively atmosphere.

    The Views

    At Perigon the 01 line provides unobstructed views towards the southeast. In order to clear the first building on the north side for northeastern views, buyers should clear the sixth floor. Of course the o1 line allows for unobstructed ocean views and all units will also have views of the intracoastal from certain angles.  The other Perigon units (lines 02 to 06) have been designed with an angled orientation. This design allows for partial ocean views as well as views of the intracoastal waterway, even if not directly facing the ocean. Additionally, the western exposure provides unobstructed views, as there are no buildings located behind the Perigon that would block the view.

    At Rivage, the A-line has a neighboring building to the north and this side is cleared from the 16th floor. To the south it does not clear the Bellini condo, but balconies are toward the east. Both the A and B lines at Rivage offer stunning ocean views facing east, while the C line overlooks the intracoastal waterway.

    While the Shore Club also boasts breathtaking east-facing views, the western view may be partially obstructed by the numerous condominiums located on Collins Avenue. The Shore Club does not offer a flow-through experience, nor do the other two projects.

    Hurricane Protecting Features

    For those who prioritize protection against natural disasters like storms, hurricanes, and flooding, the Perigon stands out. This is an exceptional building due to its impressive resistance and structure, as well as its elevated 13 ft location. The Perigon emphasizes its superior hurricane resistance, making it the best choice for those seeking top-notch safety features. While the Shore Club and Rivage are built to meet the latest building codes, there is no specific mention of their safety features and structural strength.
